For Sale By Owners often find that it is more difficult and time consuming to sell their home then was first thought. When you factor in a slowing market, the FSBO may have their house on the market longer than they expected. The sale of your home depends on buyers becoming aware your property is for sale. You may say I only need one person – the right person – to sell my home.
A buyer, probably, is not the person driving past your house that see’s the “For Sale” sign. As a Realtor®, I can tell you that often a buyer is someone who is new to the area or only familiar with the main streets and not the side streets that most homes are on. That is why advertising is so important to all home sales. With this said, I do understand how difficult it may be to market your house, that is way I would like to help you in 2 ways.

The first 2 weeks of your house being on the market is when buyer’s are most interested. If the pricing of your home does not reflect the market, then the sale of your home will suffer. Research the local market and/or contact me and I will advice you on the best pricing for your area.
Curb Appeal, welcome buyers in to see more. Trim all trees, clean the walkways, add flowers to welcome buyers in. Many times, if a buyer doesn't like the exterior curb appeal then they won't even take the time to walk inside the home. Clear away any clutter, trim landscaping, make any necessary repairs. Spending a weekend on the exterior of your home is well worth the time spent. The goal is to invite people into see more of your house.
Clutter, we have all it. Even if we do not realize we have clutter in our house a potential buyer will notice it. You may not realize that when you put the mail on the kitchen counter you are making your kitchen look smaller. Buyers like open space, and for their eye to not be distracted. This means that everything that might take their eye away from the home needs to be taken out of the home or very neatly placed in another part of the home.
Personal Items - pack all personal items away. It's hard for buyers to imagine them in a living space when there are pictures, awards and momentos for the current owner. Since you will be moving, take some time and pack away your personal items. This will help the buyers visualize themselves in your space and you've started the packing to your new home.
"Junk Rooms”.To a buyer, your “junk room” may be a room for their children. A buyer may not be able to see past the “junk”, this means that they do not see the value of the room. Every square foot is of valuable in your home and needs to be displayed as valuable.
Now that most buyers are looking at your house online before they even drive by or ask for a showing. It is important to not only have your site advertised (contact me for more information) but pictures of your home are more important than ever. Make sure that before the pictures are taken, your car is not in the drive way, the grass is mowed and the pictures are taken during the day when the house receives the most sun. All these will help the value of your home.
