Deciding to sell your home is a major decision.  Once you made that decision, the next big project is to prepare your home for sale.  It’s not as easy as putting a For Sale sign out and then welcoming potential buyers inside.    Spend some time putting yourself in the buyer’s shoes and try to look at your house in the same way they would.   Take a drive around the neighborhood and take note of how your home appears compare to the other homes in the neighborhood.   Continue the tour by walking into your house and take note of the most prominent items.  As yourself these questions and take notes of what you need to do to make your house shine:

  • When you drive up to the home does the landscaping invite you into the home?
  • Does the front yard need to be raked?  Cracked Driveway repaired?
  • How does the front door and mailbox look?  Are they clean? 
  • As you walk in the front door, is it warm and inviting?
  • Are the floors clean?  Are the walls clean?
  • Can you walk around every room easily? 
  • Does furniture fill every room?
  • Do you see clutter? 
  • Do you see lots of personal items like photos?
  • Are all the lights working?

Simple items like cleaning up your front yard and making simple repairs will help invite buyers into your home to see more.  A clean and freshly painted front door and mailbox will also invite buyers in. 

The interior of your home should show spacious and clean.  Model homes attract buyer’s because they focus on showcasing the homes features.    Clean carpet, flooring and fresh paint will show your home as move in ready.  Take out 1/3 to ½ of your furniture.  This simple tip will help showcase your home’s features and keep your furniture out of the spotlight.  Remove any clutter and personal items so the buyers will picture their items and not your family.   The last simple task is to make sure all the lights work and turn them all on when buyers are visiting.
