Statistics for 4th Quarter 2019

At the end of December 2019, there are 145 listings marked pending in the Triad Multiple Listing service.  This number includes Single-Family Properties and Townhomes.  The available inventory for Single-Family Homes is 219 listings and 10 Townhome Listings.

The Average Sales Price is $306,470 for a Single-Family Homes and the Average Sales Price is $179,335 for a Townhome.  The Median Sales Price is $ 280,000 for Single-Family Homes and the Median Sales Price is $ 205,095 for Townhomes.

Analysis of the aborption rate indicates an inventory of 3.4 months for Single-Family Homes and a 1.6 months inventory for Townhouse properties.

In the 4th QTR of 2019, a total of 177 Single-Family homes closed in the Clemmons and Lewisville areas.  No townhome listings closed during this time period.  During the first 30 days on the market, 62% of these closed properties were under contract.

The most active price point is homes in the $260,00 to $399,999 range, which made up 37% of closed sales during the 4th quarter.  The second most active price point of closed listings is in the $180,000 to $259,999 range, which made up 32% of the closed properties.
