Brick home on large lot with treesIn the Lexington Market Report for the 1st QTR 2024, the Average Sales Price for a Single-Family Home is $294,594.  This is an increase of +13.1% from the 1st QTR 2023.  For Townhome Listings, the Average Sales Price is $310,000. This is a decrease of -12.2% from the 1st QTR 2023.

The Median Sales Price for Single-Family Homes is $273,990 in the Lexington Market Report in the 1st QTR 2024.  This is an increase of +9.6% from the 1st QTR 2023.  For Townhome Listings, the Median Sales Price is $317,500.  This is a decrease of -8.0% from the 1st QTR 2023, when the Median Sales Price was $345,000.

At the end of the 1sr QTR 2024, there are 324 Single-Family Homes and 5 Townhomes were pending.  Inventory at the end of March 2024, 232 Single-Family Homes and 1 Townhome listing are available for sale.

A total of 267 Single-Family Properties closed during the 1st QTR in 2024.  This is a decrease of -4.0% from 2023 when there were 278 closings.  To understand how fast this market is moving, 50% of the closed homes in the 1st QTR of 2024 were under contract within the first 30 days on the market.

The most active price range were homes in the $200,000 to $299,999 range, which made up 59% of the closed properties.

Analysis of the absorption rate indicates an inventory of 2.3 months for Single-Family Homes and a 0.5 months supply for Townhome listings the end of the 1st QTR 2024.
