Statistics for Single Family Homes

 

Home with gray siding and 2 car garage with green front yardAt the end of the 3rd QTR 2022, there are 601 Single-Family Homes pending.  This is a decrease of -18.9% from the 3rd QTR in 2021, when there were 741 listings pending.

During the 3rd QTR 2022, 773 Single-Family Home listings came on the market.  This was a decrease of +11.5% from the 3rd QTR in 2021, when there were 873 new listings.

At the end of the 3rd QTR 2022, the number of Single-Family Homes for Sale is 382 properties.  This is an increase of +37.4% from the 3rd QTR in 2021, when there were 278 homes available for sale.

Market Report – 3rd QTR 2022 for Closed Sales

 

Two story white home in background with home for sale sign and sold bannerDuring the 3rd QTR 2022, 724 Single-Family homes closed, which is a slight increase of +0.6% from the same time period in 2021.  Sellers are receiving 99.8% of their list price.

The Median Sales Price for Single-Family homes in the 3rd QTR 2022 is $272,500, which is a +16% increase from the 3rd QTR in 2021 when the Median Sales Price for Single-Family homes was $235,000.

The Average Price for Single-Family homes in the 3rd QTR 2022 is $ 290,415, which is a +13.4% increase from the 3rd QTR 2021 when the Average Sales Price for Single-Family Homes was $256,092.

Of the single-family homes closed, 81% were under contract within the first 30 days on the market.   The most active price range were homes priced from $200,000 up to $299,999, which made up 33% of the homes closed.  The second highest price range were homes priced from $300,000 up to $399,999, which made up 26% of the home closings in the 3rd QTR 2022.

Analysis of the absorption rates indicates an inventory of 1.8 months for Single-Family homes.  Most properties are going under contract within 18 days.

About Planter’s Walk

Planter’s Walk is located off Paul Pope Road. Construction began in 2007 and continues. Most of the homes are the transitional style with a few ranch homes.

At the end of the 3rd QTR 2022, there are 30 Townhome Listings pending.  This is a decrease of -28.6% from the 3rd QTR 2021, when there were 42 Townhome Listings pending.

During the 3rd QTR 2022, 38 Townhome Listings came on the market.  This is a decrease of -9.5% from the 3rd QTR in 2021, when 42 Townhome listings came on the market.

At the end of the 3rd QTR 2022, there are 15 Townhomes for sale, which is a increase of +87.5% from the 3rd QTR in 2021 when there were 8 townhomes for sale.

During the 3rd QTR 2022, 33 Townhome Listings closed, which is a decrease of -15.4% from the 3rd QTR in 2021 when 39 townhomes closed.   Sellers are receiving 100.2% of their list price.

Median Sales Price for Townhomes in the 3rd QTR 2022 is $290,000, which is an increase of +22.4% from the 3rd QTR 2021, when the Median Sales Price was $237,000.  The Average Sales Price for Townhomes in the 3rd QTR 2022 is $287,215, which is an increase of +23.1% from the 3rd QTR 2021, when the Average Sales Price for a Townhome was $233,377.

Analysis of the absorption rates indicates an inventory supply of 1.5 months for Townhome Listings.  Most properties are going under contract within 14 days.

New Single Family Home Listings decreased by -11.5% and Townhome Listings decreased by -9.5% in the 3rd QTR 2022 in Davidson County from the previous year.  Pending Sales decreased by -18.9% for Single Family Homes and Pending Sales decreased -28.6% in Townhome Listings.   Closed Sales for Single Family Homes increased slightly by +0.6%.  There was a decrease of -15.4% for closed Townhome properties.  Prices are still rising because of the inventory shortage.

The Median Sales Price for a Single-Family Home was $272,500.  This is an increase of +16% from the 3rd QTR in 2021.  The Average Sales Price for a Single-Family Home was $290,415 at the end of the 3rd QTR 2022.  This was a +13.4% increase for the 3rd QTR in 2021.

The Median Sales Price for a Townhome was $290,000.  This was an increase of +22.4% from the 3rd QTR 2021, when it was $237,000.  The Average Sales Price for a Townhome was $287,215.  This was an increase of +23.1% from the 3rd QTR 2021, when it was $233,377.

Sellers are receiving 99.8% of their List Price for Single Family Homes and 100.2% for Townhome properties.  Inventory levels of Homes for Sale increased by +37.4% from 2021 levels for Single-Family Homes and increased by +87.5 for townhome listings.  At the end of the 3rd QTR 2022, 382 Single Family Homes were available and 15 Townhomes.  Homebuyers will continue to be challenged by the low inventory levels.
